Are you looking for luxury accommodation in an idyllic setting and good fishing, all yours for the length of your holiday � then look no further!

This Villa style property, situated just outside the small village of Coulerolles in the Limousin area of France, has been fully equipped to provide luxury accommodation for you to enjoy on your holiday.

On top of this you will have your own lake of over an acre with Carp (Mirror, Common & Grass)to 40lb+ and Catfish to 50lb+ and Roach, Tench and Pike and who knows!. All in all this is a truly glorious setting and we are sure you will not be disappointed.

The property lies in its own grounds of over 5 acres surrounded by fruit trees and fields and there is no other building in sight. It even has a Boules alley for the summer evenings! There is plenty of space for the children to run and play or you can spend as much time as you would like fishing.

The Villa has two patio areas for you to either relax or cook a barbeque. Plus Satellite TV and a games room equipped with a snooker/pool table, darts, table football, table tennis and even a small bar area!

Temperatures in the summer months reach well over 30 degrees and in mid-summer it can be light up until around 10.30pm.

We are only around 6 hours drive from Calais or Boulogne. Or you can fly from Stansted or Liverpool to Limoges by Ryanair of by Flybe from Southampton, hire a car and arrive in less than 30 minutes.

Location and Fishing Information

Carp Fishing Lake France - We are situated in the Limousin area of France. We are 6 hours drive from Calais and 30 minutes from Limoges Airport.

Accommodation:

The villa offers truly luxury accommodation sleeping up to 6/8 people and has been refurbished with all new furniture and fittings.

The accommodation itself comprises of:

A lounge with a two and three seater leather settee, Satellite TV, stereo with tape deck & CD player, Video, DVD player and a coffee table.

There is a lovely fireplace with a log burner and a superb oak mantelpiece. Wood for the burner is provided so there is no need to chop your own trees down!

The ceiling in the lounge stretches up to the top of the first floor with pictures on the wall and oak beams in the ceiling.

The dining area has a super �Farmhouse� style 8-seater pine table and chairs and a dresser. The dining room leads into the American style kitchen with a gas cooker/hob, microwave, dishwasher, fridge freezer, coffee peculator, toaster etc.

Adjacent to the kitchen is a small utility room, which houses the washing machine, tumble dryer and another fridge.

Still on the ground floor you will find a hallway leading to bedroom one. This bedroom has a king size bed with side cabinets and fitted wardrobes. Here you will also find a large family bathroom with double basins, shower/bath.

On this floor you will also find a toilet and a separate hand wash basin area.

From the dining area you will find the stairs that take you to the first floor and also the stairs that take you down to the basement.

In the basement you will find the games area, which consists of a table tennis table, snooker/pool table, dartboard, table football, arcade machine and a small bar. There are also some tables and chairs for your comfort and a gas heater in case it is needed.

The stairs to the first floor leads you to a mezzanine area with a wicker 3-piece suite, coffee table, fan and a small TV to watch DVD�s plus a Play station 2 - great place for the kids. You can relax downstairs and still keep an eye on them as the mezzanine overlooks the lounge area.

The mezzanine area can also be used for the 7th or 8th person using the high quality single foldaway beds - please note that this is an open area and not a private bedroom so is probably better suited for children.

You will find bedrooms two and three. One bedroom has a king size bed the other has two single beds. Both have bedside cabinets and fitted wardrobes.

On this level you will also find another bathroom with a shower and a separate toilet.

The floors are either stone tiles or oak parquet flooring and all the windows are double glazed with the property benefiting from full electric central heating.

There is also a large selection of books, chess table, puzzles and games for you to use plus a selection of CD�s, DVD�s and games for the supplied PS2.

Outdoors you will find two patio areas with furniture, sun loungers and a gas barbecue for you to use, as well as outside lighting.

In the grounds close to the Villa there is an outdoor, above ground pool for use between May and September (Subject To Availability) With Solar Powered Heating For Use Between May & September (May Be Available In April & October Depending On The Weather)

The house overlooks the lake and with the superb grounds I am sure you will not be disappointed!
